These terms of business apply to properties listed for sale SOLE AGENCY
The seller agrees that MGP will market the property on a SOLE agency contract.
MGP will be the SOLE selling agents for a period of 16 weeks from the date of this agreement. The agreement will continue after this period unless terminated by either party giving at least 2 weeks written notice.
The seller agrees not to instruct any other agent during the SOLE agency period or agree to any viewings through other agents during this period of SOLE agency.
The seller will be liable to pay the agreed commission to MGP if at any time the sale of the property takes place with a purchaser introduced by MGP, or with whom MGP had negotiations about the property, or with a purchaser introduced by another agent during the period of SOLE agency.
MGP will erect a ‘For Sale – Se Vende’ board at the Property where possible. The seller agrees that no other ‘For Sale / Se Vende’ board will be erected at the Property during the period of SOLE agency.
When a sale is agreed MGP will take a non-refundable deposit from the purchaser of 10,000€. In the event that the buyer withdraws from the purchase MGP will raise an invoice 5,000€ +iva for expenses incurred. The balance will be paid to the seller.
Commission agreed will be confirmed in writing upon listing of the property.

The seller agrees that MGP will market the property on a MULTI agency contract.
