What are the Selling Costs?

Solicitors fees should be around 1.500-2.000€ for your property sale. You will have to pay any debts on the property – mortgages, bank fees, community charges, utilities and council taxes.
Plus valia tax currently has to be paid in Murcia. The amount is based on the cadastral value and the length of ownership, increasing the longer you own the property. It could be 500€ to 1500€. Your lawyer can reclaim this from the town hall after completion but it can take 2 years to be refunded.
If you are a non-resident the government will retain 3% in case there are any unpaid taxes/capital gains tax. If all taxes are paid you will get this 3% back but it may take 9-12 months to be repaid.
Energy Performance Certificates: When we agree a sale on your property you will need to get an EPC. We can arrange this for you and the cost ranges from 140€ to 250€.
